: Final approval by the Building Official is required prior to occupancy. WORK SHALL NOT PROCEED UNTIL THE INSPECTOR HAS APPROVED THE STAGES OF CONSTRUCTION SURFACE STORM WATER SHALL BE DIVERTED FROM THE BUILDING SITE AND SHALL NOT DRAIN ONTO ADJACENT PROPERTIES. Rain drains shall connect to the storm sewer or discharge at the street. I hereby acknowledge that I have read this Permit/Application, that the information given is correct: that I am the owner or the duly authorized agent of the owner; that plans submitted herewith are in compliance with all applicable city, county and state laws and that all construction will proceed in accordance with said laws. This permit shall expire if work is not commenced with 180 days or if the work is suspended for a period of 180 days. Once work has started (passed a required inspection) one inspection per year must be completed to keep active or it will formally expire and become null and void. BY LEAVING THE CONTRACTOR INFORMATION SECTION BLANK, I HEREBY CERTIFY FURTHER THAT CONTRACTORS (GENERAL OR SUBCONTRACTORS) WILL NOT BE HIRED TO PERFORM ANY WORK IN ASSOCIATION WITH THIS PERMIT. : PERMIT CONDITIONS: FIRE REVIEW CONDITIONS: 1. FIRE ALARM AND FIRE SPRINKLER SYSTEMS REQUIRE SEPARATE PERMITS. 2. KNOX BOX -3200 SERIES HINGED DOOR REQUIRED FOR ALL GATES AND BUILDING. 3. INTERIOR FINISHES SHALL COMPLY WITH THE 2003 IFC FOR GROUP E OCCUPANCIES 4. FIRE LANE MARKINGS SHALL BE PER CITY APPROVED CIVIL PLANS AND CITY ORDINANCE CONDITIONS. 5. HYDRANT AND FDC LOCATIONS SHALL BE PER CITY APPROVED CIVIL PLANS 6. EMERGENCY LIGHTING TEST WILL BE REQUIRED PRIOR TO FINAL 7. FIRE FINAL INSPECTION IS REQUIRED PRIOR TO OCCUPANCY. BUILDING DIVISION CONDITIONS Separate Permits are Required for: Mechanical and Plumbing, Engieered seals are required for submittal. Automatic Fire Sprinkler and Fire Alarm Other work requiring permits. All air moving units over 2,000 CFM or units supply one area shall have automatic shut-off's upon the detection of smoke in the air supply duct. Complying with IMC It is the responsibility of the contractor or owner to make sure that this building complies with all the requirements of the International Building, Mechanical and Plumbing codes. All redlines on the approved plans shall become part of the project. This job requires Structural Observation. A written field report of observed deficiencies and how the deficiencies shall be resolved will be sent to the Building Official of the City. Hammer Arrestors are required on all quick-acting valves.I.e. dishwasher, washing machine and ice maker. Final electrical inspection approval is required prior to the building department final approval. The APPROVED CONSTRUCTION PLANS and ALL ENGINEERING must be posted on the job at all inspections in a visible and readily accessible location. Special Inspection is required. THE CONTRACTOR SHALL NOT EMPLOY THE SPECIAL INSPECTION COMPANY OR THE INSPECTOR Per IBC. PLANNING CONDITIONS: 1. All construction associated with land use permit CUP 05-65-005 & Variance 05-61-020 in conjunction with subject Building Permits shall be completed by March 8, 2011 per City Hearing Examiner decision dated March 8, 2007. Per said decision, only one 1-year administrative extension may be granted if the following finding can be demonstrated: No material change of circumstances applicable to the property since the granting of said permit, which would be injurious to the neighborhood or otherwise be detrimental to the public health, safety, and general welfare. If administrative extension is granted, all scope of work identified in the referenced CUP shall be completed no later than March 8, 2012. 2. HPA permit associated with the treated storm discharge into the stream expires on October 15, 2009. Best Management Practices shall be implemented to minimize earth disturbance, establish adequate erosion control and preserve the stream buffer in order to prevent degradation of the values and functions of said ecosystem. 3. Site shall be landscaped and fenced per Hearing Examiner CUP/Variance Decision dated March 8, 2007. 4. Parking Requirements: Phase I shall have a minimum 97 total stalls - 29 (30%) stalls can be compact. Phase II shall have a minimum of 176 total parling stalls - 53 (30%) stalls can be compact. No stacked parking is permitted. ENGINEERING CONDITIONS; Flood Plain Certificate will be required after the Building Foundation is constructed and prior to any furrher inspection.
