Conditions

Condition Status Department Category Expiration Date Due Date
General Permit Conditions Resolved Building Division Standard Conditions
: * Final approval by the Building Official is required prior to occupancy. *Work shall not proceed until the inspector has approved the stages of construction. *Surface storm water shall be diverted from the building site and shall not drain onto adjacent properties. * I hereby acknowledge that I have read this Permit/Application, that the information given is correct: that I am the owner or the duly authorized agent of the owner; that plans submitted herewith are in compliance with all applicable city, county and state laws and that all construction will proceed in accordance with said laws. This permit shall expire if work is not commenced with 180 days or if the work is suspended for a period of 180 days. Once work has started (passed a required inspection) one inspection per year must be completed to keep active or it will formally expire and become null and void. * By leaving the contractor information section blank, I hereby certify further that contractors (general or subcontractors) will not be hired to perform any work in association with this permit. I also certify that if I do choose to hire a contractor (general or subcontractor) I will only hire those contractors that are licensed by the state of Washington. Planning Department Requirments: The requirements contained in this building permit shall also apply to ALL rockeries and/or Keystone walls which will be constructed along the 39th AV SE frontage. The proposed rockeries/Keystone walls along the 39th AV SE frontage will be constructed within the 30 feet native Vegetative non-disturbance buffer. Before the rockeries/walls are constructed along the 39th AV SE frontage the project consulting aborist shall assess the potential for tree damage and the arborist shall follow the recommendations regarding the extent of arborist observation required to the City. Upon approval of the aborist recommendations the contractor and arborist shall follow the approved recommendations during wall construction. Prior to the wall construction along 39th AV SE the project consulting arborist shall also prepare an assessment of all potentially affected trees within the 30 ft native vegetative non-disturbance buffer. Said assessment, with concurrence by the City, shall occur prior to the removal of any trees. If a tree is deemed hazardous or dangerous, and is recommended for removal, with City consent or 3rd party review, then said tree shall be replaced at 3:1 ratio in the same vicinity (same species, 10 ft. tall minimum, 3 inch caliper with adequate root guards). Furthermore, the landscape architect shall submit amended landscaping plans to reflect all changes to vegetation, i.e. tree removal and replacement, and provide concurrent updated copies of said plan to the City for review/approval and record keeping purposes. All changes related to “emergency” tree removal and replacement shall be tracked and reflected in an amended site plan/landscaping plan, so that a final clean copy is available for both City records and the contractor
