The property is currently subject to a concomitant agreement with a designation of B/IP (and MP zoning). The property is bounded on the east by Pierce College and multi-family uses. Current uses are primarily office, warehouse and data center. While the site is located on 39th Avenue South it is serviced by an internal road system and is not visible from a public road. The size of the property (86.67 acres) and the relative privacy of the setting is more conducive to the uses permitted by the MUC designation with UCX zoning. This would enable the property to accommodate uses attractive for residential users and compatible with the adjacent uses while at the same time providing an attractive setting for office and office/whse/tech flexible uses.
