UTILITY INSPECTIONS ARE REQUIRED PRIOR TO BACKFILLING. ** STORMWATER CONTROL OF ROOF DOWNSPOUTS MUST BE CONTROLLED. ATTACHED TO THE SITE PLAN IS A TYPICAL INFILTRATION SYSTEM YOU MAY CHOOSE TO FOLLOW. SEE CIVIL PERMIT E-21-0286 FOR ALL APPROVED METHODS. ** SEDIMENT CONTROL AND EROSION PROCEDURES SHALL BE PRACTICE TO ELIMINATE AND PREVENT OFF SITE DAMAGE. STORMWATER RUNOFF ORIGINATING UPGRADE OF EXPOSED AREAS SHALL BE CONTROLLED TO REDUCE EROSION AND SEDIMENT LOSS DURING THE PERIOD OF EXPOSURE. SEE CIVIL PERMIT E-21-0286 FOR ALL APPROVED METHODS. * Curb, gutter, sidewalk and approach must be poured per City Standards. * Driveway approach must be a minimum of 30' wide. * The builder/owner shall be responsible for keeping the existing right-of-way free of debris and dirt. Any violation of PMC Chapter 21.14 pertaining to clearing, filling and grading, erosion and sediment control, and storm water discharges shall be prosecuted to the fullest extent of the law. * Any addition/expansion to the foot print of the building including decks and porches not originally shown on the approved set of plans must obtain proper permits prior to construction. * The applicant is responsible to call the Utility Notification Center at 1-800-424-5555 before beginning any excavation. Call before you dig, it's the law. * No work shall be done in or on the public right of way without a licensed and bonded contractor first obtaining a right of way permit. * Any code requirement that may have been overlooked in this plan review does not imply that the requirements have been waived.

Building Division

PERMIT CONDITIONS: FIRE FINAL REQUIREMENTS. FIRE HYDRANT INSTALLED WITH STORTZ FITTING AND APPROVED BY ENGINEERING BUILDING ADDRESS INSTALLED PER THE PMC IFC Section 505.1 is amended to read as follows: 505.1 Address identification: New and existing buildings shall have approved address numbers, building numbers or approved building identification placed in a position that is plainly legible and visible from the street or road fronting the property. These numbers shall contrast with their background. Address numbers shall be Arabic numerals or alphabet letters. Numbers shall be a minimum of 6 inches high with a minimum stroke width of 0.5 inch (12.7 mm) for buildings that are within 50 feet of the street, 12 inches high for buildings that are 51-100 feet from the street, and 18 inches high for buildings that are over 100 feet from the street. Where access is by means of a private road or driveway and the building cannot be viewed from the public way, a monument, pole or other sign or means shall be used to identify the structure.

Engineering Division

Effective January 1, 2013 RCW 19.122 Before conducting any construction or excavation within 100 feet of a right-of-way or utility easement containing a transmission pipeline a person must notify the pipeline companies of the scheduled excavation through the one-number locator service 811. Notification must occur in a window of not less than 2 business days but not more than 10 business days before beginning the excavation. If a transmission pipeline company is notified that excavation work will occur near a pipeline, a representative of the company must consult with the excavator on-site prior to excavation.
