Reskin & Recover-An infrared moisture survey will need to be performed prior to installing the recovery roof, in which the results will be provided to the Contractor to indicate deficient areas and the requirement of existing roof and insulation removal. Existing wet insulation and overlying membrane should be removed as initially determined to be deficient. Additional removal shall be performed as necessary as determined at the site by the Contractor or Consultant, and approved by the Owner. Removal of membrane and insulation shall be to decking material. Contractor shall inspect the deck to identify unsuitable conditions. Unsuitable conditions (i.e. rusted or damaged metal) shall be reported to the Owner prior to subsequent work thereon, and repaired or replaced prior to installation of the new roof system. Fill void created by removal of the existing roof system with insulation that matches the existing to the level of existing adjacent roof surface. Fill voids in a manner standard with the industry and approved by the roofing manufacturer.Existing Membrane Removal: Cut and remove the top layer of EPDM membrane in its entirety, including in-seam fasteners. Remove the underlying polyisocyanurate coverboard and the original layer of EPDM membrane, with the exception of four-inch wide strip at in-seam fasteners. The base layer of 3”polyisocyanurate insulation is to remain. Wet insulation should be removed as determined to be deficient during membrane removal. Removal of wet insulation shall be to roof deck. Contractor shall inspect the deck to identify any unsuitable conditions. Unsuitable conditions (i.e. rusted or damaged metal) shall be reported to the Owner prior to subsequent work thereon, and repaired or replaced prior to installation of the new roof system. Fill void created by removal of wet insulation with insulation that matches the existing to the level of existing adjacent roof surface. Fill voids in a manner standard with the industry and approved by the roofing manufacturer. Overlay existing roof system with a new 60 mil mechanically attached TPO membrane roofing system, perpendicular to steel deck ribs, in accordance with manufacturer and current Wal-Mart specifications. Replacing existing skylights with new WA. ST. energy code compliant skylights.
