Proposing a new (minimum) 40' wide commercial driveway approach, to serve a proposed contractor yard/outdoor storage use/development on two (2) adjacent parcels. The proposed new driveway approach location does not meet standard driveway spacing requirements (300 feet principal arterial, 150' standard) due to locations of existing driveways in the surrounding area. Multiple simliarly sized commercial driveway approaches exist on both sides of the project site, and across Valley Avenue from the site. Proposing to close two (2) existing residential driveways on the project site.
